A good realtor will be happy to take your money (well, it&#8217;s usually the seller&#8217;s money)\u00a0in exchange for a top quality service.\u00a0 Donna and I found a realtor through a holiday homes show in the UK, then arranged to visit them in a few months once we were ready for our trip to Orlando.\u00a0 When we arrived in Orlando we then spent three days looking at communities and villas for sale and gleaming any advice we could get.<\/p>\n<p>We learned a lot from our realtor and subsequent experience, especially to choose:<\/p>\n<ul>\n<li><a href=\"http:\/\/www.davesfloridavilla.com\/private-villa-blog\/south-facing-pool-benefits\/\">South facing pool<\/a><\/li>\n<li>Large pool and deck<\/li>\n<li>Spa<\/li>\n<li>Turn-key condition<\/li>\n<li>Wide plots with quiet neighborhood<\/li>\n<li>Good home owners association<\/li>\n<li>Single storey (our preferred choice)<\/li>\n<li>Community with high occupancy and repeat rentals (<a href=\"http:\/\/www.davesfloridavilla.com\/tuscan-ridge.html\">Tuscan Ridge<\/a>)<\/li>\n<li>Recently replaced appliances including air con and pool heater<\/li>\n<\/ul>\n<h2>What else do I do to buy a villa?<\/h2>\n<p>All we needed to do on top of the realtor service was to:<\/p>\n<ul>\n<li>Decide on the questions above<\/li>\n<li>Decide on the right house, then put in an offer<\/li>\n<li>Once the offer is accepted it is legally binding for the seller<\/li>\n<li>Get a US bank account, we chose SunTrust but their international wire rates are high, so there may be other options such as Citibank.\u00a0 All we needed was a British passport and $100<\/li>\n<li>Get our passport verified by the British consulate in Orlando (South Orange Avenue), at a cost of $50 per person<\/li>\n<li>Arrange for a limited power of attorney so our management company could arrange utility bills on our behalf<\/li>\n<li>Fill out an International Tax Payers Number (ITIN) so the USA can take back what is owed to them after our expenses are deducted<\/li>\n<\/ul>\n<p>And that was it!\u00a0 The rest is taken care of by the realtor and then the management company.\u00a0 Once you&#8217;ve decided on a property then a couple more things are needed:<\/p>\n<ul>\n<li>Deposit (we transferred via TransferWise straight to the closing company)<\/li>\n<li>House survey at a cost of $550 for wind, woodworm, and a basic survey<\/li>\n<li><strong>We would recommend a full survey in hindsight<\/strong><\/li>\n<\/ul>\n<p>Then (of course) the big transfer of the rest of the money before closing&#8230;.. <a href=\"http:\/\/www.davesfloridavilla.com\/private-villa-blog\/running-costs-fx-transfers\/\">see this link<\/a>.<\/p>\n<p>Feel free to <a href=\"http:\/\/www.davesfloridavilla.com\/private-villa-blog\/contact-and-book-our-villa\/\">contact us<\/a> if you need any more advice.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>What to do to purchase a holiday home in the sunshine state So, as I sit here after a freezing cold bike ride home from the station, I am thinking to myself &#8220;who else wants to invest in a house &hellip; <a href=\"https:\/\/www.davesfloridavilla.com\/private-villa-blog\/buy-a-holiday-home-in-florida\/\">Continue reading <span class=\"meta-nav\">&rarr;<\/span><\/a><\/p>\n","protected":false},"author":2,"featured_media":1022,"comment_status":"open","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"jetpack_post_was_ever_published":false,"_jetpack_newsletter_access":"","_jetpack_dont_email_post_to_subs":false,"_jetpack_newsletter_tier_id":0,"footnotes":"","jetpack_publicize_message":"","jetpack_publicize_feature_enabled":true,"jetpack_social_post_already_shared":false,"jetpack_social_options":{"image_generator_settings":{"template":"highway","enabled":false}}},"categories":[86],"tags":[26,3,351,33,31,30,28,29,32,27],"jetpack_publicize_connections":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v22.3 - https:\/\/yoast.com\/wordpress\/plugins\/seo\/ -->\n<title>What do I need to buy a villa in Florida?
