{"id":457,"date":"2013-05-28T21:25:08","date_gmt":"2013-05-28T21:25:08","guid":{"rendered":"http:\/\/www.davesfloridavilla.com\/private-villa-blog\/?p=457"},"modified":"2013-05-28T21:25:08","modified_gmt":"2013-05-28T21:25:08","slug":"orlando-villa-prices","status":"publish","type":"post","link":"https:\/\/www.davesfloridavilla.com\/private-villa-blog\/orlando-villa-prices\/","title":{"rendered":"Orlando villa prices up 22 percent this year"},"content":{"rendered":"<h2>Mini bubble or true growth for villa prices?<\/h2>\n<p>The Florida market looks more promising than it has done in a long time if you\u00a0were planning on waiting for true stable growth before\u00a0purchasing a vacation rental in the Orlando or Davenport area.<\/p>\n<p>However, 41 percent of house owners still owe more on their mortgage than the house is worth.\u00a0 There are some initiatives like the <a href=\"https:\/\/www.flhardesthithelp.org\/\">Hardest Hit Fund<\/a>\u00a0that help out with childcare, utilities, legal costs, employment and healthcare &#8211; but when will this money run out?\u00a0 It&#8217;s still a risky time in the market when all of the facts and figures are considered.\u00a0 Is the so-called stability just government funded out of a resource pool that will dry up?<\/p>\n<p>On the flip-side, the annual increase in the average house price is up 22 percent from last year.\u00a0 Unfortunately\u00a0I don&#8217;t have figures for villa prices to hand. \u00a0That sort of growth isn&#8217;t sustainable but it shows a sign of trust in the market for potential buyers.\u00a0 Most houses have multiple offers for the buyer&#8217;s consideration.\u00a0 Talking of the flip-side &#8211; <a href=\"http:\/\/www.cfnews13.com\/content\/news\/cfnews13\/news\/article.html\/content\/news\/articles\/cfn\/2013\/5\/7\/Orlando_leads_nation_in_home_flipping_profits\">house flipping <\/a>is back in vogue, which will probably do nothing to help the market stability.<\/p>\n<p>So I&#8217;ll still sit on the fence with regards to advice on villa prices\u00a0&#8211; but if you can buy now and commit\u00a0long term with dedication to vacation rental marketing, you are sure to at least cover the interest on the mortgage.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Mini bubble or true growth for villa prices?
